replace not working

I am using the Pro version 3.1.1

I am going a replace
\\server\pubdocs\
\\servernew\pubdocs

The search at the end says replace 11 matches in 11 file(s). I click Yes and I get a message that says 5 changes in 5 files. 5 of the files are in red.

If I run the replace again, it says replace 11 matches in 11 file(s). I click Yes and I get a message that says 5 changes in 5 files. 5 of the files are in red. It is not making any of the changes.

I can manually change the files and save them, so I knew I can edit them.

Any suggestions?
